&lt;p&gt;&lt;font face="Times New Roman" color=#000000 size=3&gt;&amp;nbsp;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Times New Roman" color=#000000 size=3&gt;As I understand it, the reason all the focus on low fat has caused problems is that people mistakenly believed that low fat meant low calorie and that one could eat a lot more of a low fat item without gaining weight.&amp;nbsp; Many failed to realize that low fat often means high sugar/high calorie and that a low fat diet does not necessarily equate to a low calorie diet. For this reason, those choosing to eat low fat foods in large quantities were not achieving their ultimate goals.&amp;nbsp; The level of consumption remained key: just as it does when we talk about the size of home we consume or the size of vehicle we choose to drive....It seems that many people think if they buy a green home, they can go a lot bigger without the guilt and similarly if they buy a hybrid, they needed worry about their vehicle emissions.&amp;nbsp; In my opinion these lines of thought ignore the environmental calorie content of these purchases and only focus on one isolated aspect-the fat!&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Times New Roman" color=#000000 size=3&gt;&amp;nbsp;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Times New Roman" color=#000000 size=3&gt;Based on comments I hear and questions people ask me, I really think we have the "low fat" problem in other areas of our lives when&amp;nbsp;trying to reduce our environmental impacts/protect the environment.&amp;nbsp;As was the case with those who bought into the low fat eating program,&amp;nbsp;I think&amp;nbsp; lot of people don't realize that they need to look behind what is being labelled as green and consider the issue a bit more carefully.&amp;nbsp;Here are two examples:&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Times New Roman" color=#000000 size=3&gt;&amp;nbsp;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Times New Roman" color=#000000 size=3&gt;1.&amp;nbsp; The "Green" home: Green homes can include a variety of environmental features and come in all shapes and sizes....the latter fact being the one that may push a home into the "low fat diet" category.&amp;nbsp; I have to ask myself: how green can a home really be if it is too large?&amp;nbsp; I wonder (but don't know) how the comparison would work regarding the impacts from a 2000 square foot "normal" house vs. a 6000 square foot "green"home.&amp;nbsp; Would there be much difference?&amp;nbsp; I wonder when considering the larger homes, how much greater is the impact on the environment of having used so many more materials, transporting those materials to the site, needing so much more energy to heat the home on an ongoing basis, etc.&amp;nbsp; I have never been a fan of trophy houses and am appalled at how big some homes are getting especially when considering what must be significantly increased impacts.&amp;nbsp; This is an important question for me right now as we are trying to decide whether to&amp;nbsp;squeeze two babies, a nanny, a home business, etc into our current 2000 square foot home or to move to something bigger.&amp;nbsp; One of our options is a home that I love but it is 5000 square feet-clearly much too large in my opinion.&amp;nbsp; Fortunately we may be able to make it work from an environmental perspective by renting out the bottom floor so that there will be room for all of us upstairs and the excessive space below can be utilized by others.&lt;br clear=all&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Times New Roman" color=#000000 size=3&gt;2.The hybrid vehicle: I currently drive a low emission vehicle but am in the process of buying (waiting to buy since none are in stock in Vancouver) a hybrid vehicle.&amp;nbsp; I would like to buy the Prius because it has the lowest emissions and that is the whole reason for the purchase.&amp;nbsp; Unfortunately, there is no way to fit two babies and a twin stroller in the Prius-the double strollers are very large and the Prius trunk very small.&amp;nbsp; While I was prepared to leave my chocolate lab at home more than I would like, I really can't be buying a car that is too small for&amp;nbsp;the babies!&amp;nbsp; So I have been comparing the alternatives and in the process, complaining to people about the fact that while Toyota has a mini van hybrid in Japan, they will not bring one here for me even if I pay the cost. The usual response I get is "well why don't you buy the Highlander-it has room and it is hybrid" and there it is-the&amp;nbsp;point at which the hybrid becomes the low fat alternative.&amp;nbsp; A Highlander is a hybrid-but in my opinion does not achieve the environmental dietary goals that I am aiming for.&amp;nbsp; It is, relative to the Prius and some other vehicles, a high emission vehicle in my humble opinion.&amp;nbsp; It may have lower emissions than a comparable SUV-but if it is still significantly higher than many other vehicles on the road, then it is not the environmental product that I am looking to purchase.&amp;nbsp; The Ford Escape is another good example; before they were released in Canada, I wanted one.&amp;nbsp; I then learned that the emissions would still be quite high as initially the Escape Hybrid was only available in four-wheel drive.&amp;nbsp; Fortunately it is now available in the same body style but two wheel drive and with emissions ratings comparable to the Toyota Camry hybrid....it still isn't a Prius but it seems to be the next best thing and maybe the only option for people with more than one child and a double stroller!&lt;/font&gt;&lt;/p&gt;&lt;span style="FONT-SIZE: 12pt; FONT-FAMILY: 'Times New Roman','serif'"&gt;&lt;font color=#000000&gt;.&amp;nbsp; &lt;br&gt;Just as with the low fat diet, overconsumption kills-if the quantity consumed is not controlled then the goal may not be reached whether we are talking about food eaten, size of house lived in or size or vehicle driven....so in addition to getting the fat out of our homes and cars, if we really want to help the environment, maybe we also need to look at the overall calorie count to determine our enviro impacts!&lt;/font&gt;&lt;br&gt;&lt;br&gt;&lt;br&gt;&lt;/span&gt;</description></item><item><title>Condo Investment - VIP SALE EVENT to SAVE thousands of Dollars  - U Condos</title><link>http://www.condo.com/Community/UserBlogPost.aspx?ID=2085</link><guid isPermaLink="false">17D3CF75-D8E4-4781-9DB0-94D0BEA294F6</guid><pubDate>Mon, 08 Sep 2008 13:43:37 GMT</pubDate><description>&lt;p align=center&gt;&lt;img alt="" src="http://www.gtaresidential.com/images/11254/usign.gif"&gt;&lt;/p&gt;

Atlantic Barn &amp;amp; Timber is an affiliate of New England Timber Works. &lt;br&gt;&lt;br&gt;Sharon North Vilcins, managing partner of Atlantic Barn &amp;amp; Timber, said production for both companies is moving to Hampstead. The company will retain a sales staff in Vermont. &lt;br&gt;&lt;br&gt;The Vilcins will also move their family to the area. &lt;p&gt;Quaint, as defined by Webster and others, means unusual or old fashioned in a pleasing way, with a charming old fashioned quality, or oddly picturesque. &lt;/p&gt;
&lt;p&gt;Some will say that Puerto Vallarta is a quaint or picturesque city due to the thousands of whitewashed villas, condos, and other buildings nestled among the Sierra Madre hillsides surrounding Banderas Bay along the Pacific Ocean coastline. Others might attribute the quaintness of Vallarta to the many nearby inlets and coves where the old fishing pangas are docked with their resident pelicans waiting for dinner or perhaps to the beach vendors selling their colorful blankets, sculptures, and artwork. &lt;/p&gt;
&lt;p&gt;Viewing the crafts of local artisans while strolling along the seafront promenade, referred to as the malecon, or visiting the hundreds of curio and souvenir shops gives many tourists the feeling of being in a quaint little Mexican fishing village. For others, the optimum feeling of being in a quaint little Mexican village or relaxing in Paradise is derived from sipping margaritas or cervezas in one of the many beachfront cantinas or restaurants while watching the magnificent sunsets.&lt;/p&gt;
&lt;p&gt;Although the city has reached the size of St. Louis with 350,000 inhabitants, it still possesses the atmosphere of a small village where everyone seems to know each other. Residents often consider Vallarta to be charming in an old fashioned way due to the friendliness of its people; where everyone that you meet is readily open to new friendships as recently revealed when surveyed readers of Conde Nast magazine voted Puerto Vallarta the friendliest resort destination in the world.&lt;/p&gt;
&lt;p&gt;With the above being said, some of us tend to find the quaintness of Vallarta to be most closely associated with granite; yes, granite!&lt;/p&gt;
&lt;p&gt;Located on the same latitude as Hawaii, Puerto Vallarta lies at the extreme western end of the Mexican Trans-Volcanic Axis range; a mountain range extending across the entire country of Mexico consisting of 38 volcanoes that were formed during the late-Pleistocene age. Twelve of these volcanoes are still considered to be active, i.e., they have erupted at least once during the past 10,000 years, however only a few of these remain quite active at this time. When they were originally formed, they spewed their molten lava or magma containing all sorts of igneous materials throughout the area, with granite being one of the most commonly formed igneous rocks.&lt;/p&gt;
&lt;p&gt;The entire region of central Mexico, including Puerto Vallarta and Banderas Bay, is laden with granite; so much so, that granite counter tops are more common in Vallarta than are those of Formica! In addition to huge granite rocks, there are obviously millions of smaller granite rocks in the area; many of which lie at the bottom of the ocean, bay, and in river beds. As these smaller underwater granite rocks are tossed and turned by wave action over long periods of time, they are reduced in size, their edges are smoothly rounded off, and they become cobblestones. During the evenings in Vallarta when the surf is active, you can hear the rumbling sound of millions of cobblestones as they move in and out with the wave action. &lt;/p&gt;
&lt;p&gt;These 3" to 10" granite cobblestones have a myriad of usages; commonly being associated with the construction of buildings, walls, and fences, and most importantly, the paving of roads.&lt;/p&gt;
&lt;p&gt;Although there is no shortage of road construction materials in Mexico with CEMEX, headquartered in Monterrey, Mexico, being the world's largest supplier of building materials and the world's third largest cement producer, cobblestone is still the material of choice for road building in Puerto Vallarta. The hard granite cobblestone paved roads provide flexibility to traffic and earth movement, are permeable to water, and are simple to repair. Granted, they're not the best on shock absorbers and you can forget about riding your bicycle around town! Residents of Vallarta are accustomed to the uneven road surfaces but as a fair warning to first time visitors, please use caution when strolling through the city; it's relatively easy to sprain an ankle if you're not paying attention to where you're walking on the cobblestone streets.&lt;/p&gt;
&lt;p&gt;Perhaps more significantly than the benefits listed above, cobblestone roads preserve the quaintness of Vallarta. With more than 90% of the local streets and roads paved with cobblestones, it is probably the first thing that most locals as well as tourists think of when considering the qualities that make Vallarta one of the most beautiful resort destinations in the world.&lt;/p&gt;
&lt;p&gt;With all the conveniences of modern day life available in Vallarta, including satellite TV, high speed internet service, and internet based telecommunications, we still hear the familiar sound of horses' hooves clip clopping on the cobblestone street in front of our mountainside villa as the ranchers from high on the mountain carry their goods to town on a daily basis.&lt;/p&gt;
&lt;p&gt;Peering over the poolside terrace, we see the cobblestone streets below that wind their way down the mountain, all appearing to terminate near the bay. What a glorious site; a 180° view of Banderas Bay, El Centro, the native flora and fauna of the Sierra Madres, the whitewashed and pastel colored villas below with their red tile roofs, and yes, the cobblestone streets winding between them. It just doesn't get much more picturesque or quainter than that!&lt;/p&gt;
&lt;p&gt;In summarizing, among the many unique characteristics that Vallarta has to offer, its picturesque cobblestone streets have to be at or near the top of everyone's list. Perhaps Vallarta is no longer a sleepy little Mexican fishing village, but due to its abundance of granite cobblestone streets, it does retain its status as being one of the most beautifully quaint resort destinations in the world.&lt;br&gt;&lt;br&gt;Jim Scherrer has owned property in Puerto Vallarta, Mexico for 25 years and resided there for the past eleven years. It was later adapted into a film by John Huston in 1948, who returned to Puerto Vallarta, Mexico in 1964 to film "Night of the Iguana".&lt;/p&gt;
&lt;p&gt;The Sierra Madres have been and continue to be rich in mineral wealth containing vast deposits of gold, silver, lead, zinc, copper, and tin. The problem is; the majority of us North Americans can't do very much to prosper from or enjoy the benefits associated with these rich mineral assets. However, the Sierra Madres do possess another great asset that we can benefit from and enjoy; that is real estate!&lt;/p&gt;
&lt;p&gt;Now, we ask, where exactly are the Sierra Madres? Well, there are actually three mountain ranges in Mexico, all referred to as the Sierra Madres. The first is the Sierra Madre Oriental range that runs about 700 miles from north to the south on the eastern side of Mexico. On the western side of Mexico, the Sierra Madre Occidental range runs about 700 miles from the US border south to an area just north of Puerto Vallarta. The Sierra Madre Del Sur begins close to where the Occidental range ends and continues south to Guatemala. The two western ranges are bisected by the Trans-Volcanic Axis which is a geologically active volcanic mountain range whose smoldering cones link the western ranges with the eastern range. This east to west volcanic range starts near Cabo Corrientes, at the southern tip of Puerto Vallarta´s Banderas Bay, and ends just south of Veracruz on the Gulf of Mexico.&lt;/p&gt;
&lt;p&gt;Now that we have the geography lesson behind us, let's just position ourselves where three of these four ranges intersect, i.e., in Puerto Vallarta. Standing in Vallarta, we look to the north and see the Sierra Madre Occidental range, to the south we see the Sierra Madre Del Sur range, and to the east we see the Trans-Volcanic Axis range. Yes, even though Puerto Vallarta is located on the Mexican Riviera along the Pacific Ocean coastline, you could say that it's in the center of the Sierra Madres. Being located in the center of the Sierra Madres and on the Pacific Ocean, Vallarta offers some of the most scenic land anywhere on the planet. &lt;/p&gt;
&lt;p&gt;Being located at the same latitude as Hawaii, the climate in Vallarta is essentially the same as Hawaii. With the fabulous climate, outrageous views of mountains and ocean, located only two to three hours from the US, and a progressive PAN Party in power, real estate treasures in Vallarta have been discovered!&lt;/p&gt;
&lt;p&gt;The coastline from Riviera Nayarit, 45 miles north of Vallarta all the way south to Careyes on the Costa Alegre, 55 miles south of Vallarta, is currently undergoing a major transformation. Due to the recent legal changes pertaining to the foreign ownership of coastal land in Mexico, the stable peso, the conservative and pro-US Mexican government, and of course, the onslaught of baby boomers searching for retirement destinations, this entire 100 mile stretch of the Mexican Riviera is exploding with population growth and new development.&lt;/p&gt;
&lt;p&gt;One of the results of Mexico's 1917 Revolution was the Agrarian Law which provided the redistribution of land from the wealthy land owners to the farming peasants. This Agrarian Law prohibited the farmers from ever selling their land; they were only to work it. However, in 1973, the Mexican government modified the Agrarian Law, thus allowing foreign real estate investment in Mexico. Certain restricted zones were also made available to foreign buyers by establishing the fideicomiso, or bank trust. This 50 year bank trust grants the real estate title to a bank, acting as a trustee, who is obligated to follow all instructions given by the trust's beneficiary, the foreign buyer. The Agrarian Law was again amended in 1993, allowing the ejido farmers, with unanimous consent, to privatize or regularize their land and sell off parcels to others. In 1994, NAFTA created a dispute-settlement provision to protect direct foreign investments in Mexico. Since the PAN Party took control in 2000, there have been a number of other legal changes, all designed to encourage foreign investments in Mexican real estate. They include financing, title insurance, bank trust regulations, and other tools to provide security to the foreign investor.&lt;/p&gt;
&lt;p&gt;All Mexican land within 100 km of the borders and 50 km of the shorelines is considered as restricted zones and treated differently than the interior land. Since the beautiful western coastline property along the Mexican Riviera lies within the 50 km restricted zone, it is being slowly but surely acquired by foreigners through fideicomisos, as the ejido farmers privatize it. Of course, as it converts, its value and selling price skyrockets, thereby providing substantial new wealth for those fortunate land owning families or ejidos. There is so much magnificent coastline available, this process of conversion will probably continue for another generation.&lt;/p&gt;
&lt;p&gt;As this coastline gets privatized, sold to foreigners, and developed, the North American baby boomer invasion continues and the local economy thrives as thousands of new construction and service jobs are created. The head of the local Chamber of Commerce has predicted the population of greater Vallarta to reach 600,000 inhabitants by 2015, making it much larger than many northern US cities such as Cleveland, Ohio. The current construction boom seems relentless as new villas, condominium complexes, shopping centers, and office buildings continue to spring up daily.&lt;/p&gt;
&lt;p&gt;While boating in Banderas Bay, you peer across the water and see countless beautiful villas and condominiums nestled in the foothills of the Sierra Madres and you must agree, "There's gold in them thar hills"; the real treasure of the Sierra Madres is the hills themselves and the real estate contained therein. It all lies before your eyes and is now available to you in Puerto Vallarta. So, why hesitate? Come on down this winter and explore the opportunities that await you in Paradise. &lt;/p&gt;
